Like most lenders the frequency with which you are using roof certifications is probably increasing. Whether in conjunction with flat roofs, shake roofs, high loan-to-value mortgages, second mortgages, reverse mortgages, or appraiser flags, there is no doubt that roof certifications are on the upswing.
Cert-A-Roof realizes that you are not just looking for a professional opinion. You want documentation to help manage risk and an agreement detailing cost obligations. A cursory inspection and a few assurances on letterhead - even from a roofing professional - will probably not be sufficient.
Cert-A-Roof's LeakFREE Roof Certification is a formal two-year service agreement. Before we issue a certification, we perform an inspection using our patent-pending process. If preventative repairs are indicated, those repairs must be performed before the certificate is issued. As a result, you know that the likelihood of leaks is virtually eliminated. In the unlikely event of a roof leak caused by normal wear and tear during the next two years, Cert-A-Roof will provide up to $2,000 of repairs to stop the leak for only a nominal service charge.
